Policies, Terms & Conditions
Please read our terms and conditions, before making a Booking.
Proceeding with a booking will be regarded as acceptance of the terms and conditions below.
Variations to these conditions may only be made by contacting & prior arrangements made with the owner of Chalet de la Ruche.
Number of Guests for the Cottage
The cottage can accommodate maximum of 4 adults. It has a King Bedroom Suite & Queen Bedroom Suite sleeping up to 2 guests each.
Strict no under 18 years old policy applies. Chalet de la Ruche is designed for Adult Guests Only.
You will forfeit your booking with no refund if you arrive with extra people or with people under 18 years old.
Full Payment will be taken at time of booking.
Transferring/Rescheduling/Alterations to Booking
You can change your reservation dates up to 5 days prior to check-in date free of charge.
If you would like to alter the number of guests or the length of the stay if available, then please contact “Chalet de la Ruche” via phone or email who can arrange a direct payment or invoice to be paid before arrival date, as long as it falls outside the 5 days prior of arrival.
Request for transferring/rescheduling/alterations within 5 days of check-in date, will be considered according to circumstances and fees & charges may be applied.
- Standard check-in is from 2 pm and standard check-out is before 11 am as listed on all booking websites.
- Keys for Cottage will either be given at Meet & Greet or left in the Lock Box Key Safe (code will be provided morning of arrival if unable to do a meet & greet).
- Access to the property will not be given to unauthorised people. You must contact Management to make arrangements for any visitors/deliveries/3rd Party Services.
- All guests are required to provide valid MasterCard/VISA credit card either by:
- Face to Face check-in (Meet & Greet) : available between 2pm and 7pm
- Electronic option: By email or to mobile number +61411246226 (via SMS, or voice), so that the Mastercard/Visa credit card can be charged if there are any damages.
- Refusal to provide these details will result in cancellation of the booking. Refer to your booking services for information about refunds.
Optional Extras & Inclusions
All extras are ordered in advance and paid at the time ordered.
An email three days before check- in will be sent to finalise your complimentary French Continental Provision choices & also the opportunity to arrange any Optional Extras to Enhance Your Stay, if previously not taken up. An extra invoice will be sent via our
Payment Gateway to pay & settle these extras.
Request for cancellations will be referred to cancellation policy.
Cancellations by guests
Bookings that are affected by Force Majeure or major faults (this would include and not limited to declared state emergencies; extreme local bushfire risk, an extended power outage; damage to
your booked accommodation due to storms; etc) will be cancelled and you may be offered
alternatives (e.g. credit notes or reschedule) or receive a refund less costs incurred related to your booking. Contact the services you used to make the booking to make arrangements.
Cancellations due to Covid-related issues will not be granted a refund, if falling with-in the 5 days
prior to arrival, but credit for the amount of your stay will be given and the guest may book future
dates based on our availability.
Cancellations that are considered to be a ‘Change of Mind’ and not affected by Force Majeure or
major faults will have following the cancellation conditions:
- Bookings made directly through our Website : Cancellations must be made at least 5 days prior to check in date and time to receive our Full Refund Policy . If Cancellations are received less than 5 days before booked date of arrival, then 100% of the first night of the reservation will be charged as a cancellation fee. - Any Bookings made through 3rd party booking agents (e.g. Booking.com & AirBnb) can cancel during the free cancellation period and receive refund of amounts paid. However, after the free cancellation period expires, cancellation policies that were agreed by you at the time of the booking will be applied. All of your communications regarding a cancellation must be through the Online Travel Agent (booking service) that was used to create your booking.
- Any request for cancellations after check-in time will incur 100% cancellation fee.
Special Circumstances may be addressed to Owner/Manager (via email or phone) for discussion
regarding a needed cancellation with-in the 5 days prior to arrival or upon arrival date
Cancellations by Chalet de la Ruche
“Chalet de la Ruche” reserves the right to cancel your booking:
a. Cases of emergency when deemed to be in your best interests. This would include and not
limited to Force Majeure events (such as declared state emergencies; damage to your booked
accommodation due to storms; an extended power etc.); and other events we considered that may put you at risk or affect your enjoyment of your stay. In these instances, we will contact you to discuss the situation, offer alternatives (e.g. credit notes) or arrange a full refund.
b. Cases deemed to harm others’ best interests and/or harm Chalet de la Ruche’s property,
business and reputation resulting from your previous stays. These are not Force majeure events
and are related to undesirable actions/behaviours by you and those with you during your previous stays. This would include and not limited to: damaging property; perceived/real threatening behaviour; nuisance/disturbance behaviours; unauthorised people on site; theft; ignoring reasonable instructions; not adequately advising us of infectious/contagious diseases prior to arrival. In these instances your booking will be rejected and cancelled. Refund will depend on the booking service that you used to make the booking.
c. Cases deemed to harm others’ best interests and/or harm Chalet de la Ruche’s property,
business and reputation related to your current stay/booking. These are not Force majeure events and are related to undesirable actions/behaviours by you and those with you. This would include and not limited to: failure to comply with a holding of credit card details upon check-in; not complying with government health orders; damaging property; perceived/real threatening
behaviour; nuisance/disturbance behaviours; unauthorised people on site; theft; ignoring
reasonable instructions; not adequately advising us of infectious/contagious diseases prior to
arrival; etc. In these instances, your booking will cancelled (refund will depend on the services
you used to make the booking), and if police are called to evict you off the property, there will be
Property Damage Policy
Guests are required to provide a valid credit card at time of arrival which will be held on file until
the day after booked departure date, enabling property management to conduct cleaning and
property inspection. These card details will be held without a charge for this period, and if need
be, a confirmation email will be sent to you if a charge on file is required. “Chalet de la Ruche”
reserves the right to charge the card held on file for damage & repairs needed to any part of the
property including fixtures and fittings.
You are on private property and are asked to respect Chalet de la Ruche’s property (this includes
and not limited to bedding, furniture, linen, toiletry, assets; buildings; etc.).
As part of terms and conditions, you accept that during and after your stay, you are totally
responsible for any damages/stains/breakages/stolen/theft/loss of Chalet de la Ruche property
caused by you and those with you (this includes Assistance Animals). These are your responsibility as the guest who made the booking regardless of who caused the damage, breakage, theft or loss.
As part of terms and conditions, you agree that at any time during your stay, any suspected/real
damages/stains/breakages/stolen/theft/loss of Chalet de la Ruche property caused by you and
those with you (this includes Assistance Animals), may result in police being called, and you may
be asked to leave the property immediately with no refund.
Chalet de la Ruche reserves the right at any time to start legal proceedings to obtain full amount
of replacement/repair/rebuilding costs for any damages/stains/breakages/stolen/theft/loss of
Chalet de la Ruche property caused by you and those with you (this includes Assistance Animals).
Personal Property left behind
Chalet de la Ruche is not responsible for the personal property /belongings of you and your fellow guests, and Guests must secure them at all times. If personal property is left behind and you would like to have them returned, you can either return to retrieve them or Chalet de la Ruche will endeavour to return them to you at your expense. Please contact management.
Food Allergies and Food Intolerances
You will need to inform us if you have any allergies and physical health issues.
We try to accommodate guests that have food allergies and intolerances.
We offer many substitutes for the French Continental Breakfast provisions, Platters & stocked
Complimentary food/drink Items.
We do not have any medical trained staff, thereby request you bring any relevant medication,
aides, and equipment.
- Credit Notes can be issued in lieu of cancelled bookings.
- They will list the recipient details, and balance.
- They are valid for 12 months from date of issue and the balance can be used towards booking a stay, purchases and extras.
- Please note they are not transferable nor extended (except for Force Majeure events)
Electric vehicle users, please note we do not have the capacity to charge your vehicle and you
will need to plan ahead.

Chalet de la Ruche provides free access to WIFI, however if, through no fault of Chalet de la Ruche, the wifi is not available due to a technical fault or interruption to service involving the NBN Co and/or Telstra and/or weather conditions or other circumstances, Chalet de la Ruche is not liable to provide the guest with a full or partial refund of the rate.
- Very High Standards:
Chalet de la Ruche aims always to provide a consistently high standard of accommodation. To help maintain this standard, Management asks that guests please comply with certain conditions.
Chalet de la Ruche appreciates that you aim to respect the Cottage /Fittings & Fixtures but also asks that you avoid the possibility of occurrences beyond normal wear and tear. Our reputation is very important to us, so if there is anything which you are not satisfied with, when you arrive or during your stay, please phone Management, Kellie Obst, so that it can be attended to immediately if possible.
The booking rate charged is only for domestic use by the number of guests who have been booked;
and the rate is not for functions, parties and commercial events unless prior written agreement has been obtained from Chalet de la Ruche. The Bed and Breakfast Cottage is not a “party house”. The rate does not allow for the extra wear and tear associated with functions, parties and commercial events in terms of cleaning, garbage removal, repairs, breakages etc. If you use the house contrary to this condition, you will be liable to pay additional charges. This House Rule is not intended to prevent you from, within reason, having family, friends and colleagues to visit you at the house or to prevent you from having people for a meal etc provided that your visitors do not stay overnight.
Notification and approval by Management is required to make arrangements in these circumstances, regarding visitors, 3rd party services etc.
You are not entitled to park caravans, campervans, recreational vehicles, mobile homes, Winnebago’s or to erect tents or any other form of external and/or mobile accommodation in or near the grounds of Chalet de la Ruche in order to accommodate other guests. You are not entitled to allow people who have not been booked to stay overnight in our accommodation.
- Departure State of Cottage:
You should leave the Cottage in a similar condition to the condition you found it in when you arrived.
Chalet de la Ruche is in a residential area of the town. Please respect the privacy and quiet enjoyment of neighbours and please do not create noise or disturbance, or indulge in anti-social behaviour, which offends neighbours.
Pets are not allowed inside the Cottage. You also do not have the right to bring dogs, cats, birds or other animals to the Bed and Breakfast without prior approval. If evidence (e.g. hair, fur, smell, scratches, soiled items, damaged screen doors etc) is found of pets being inside the houses,
Management has the right to charge you a fee for additional cleaning based on the hourly rate of our housekeepers, the use of cleaning materials, the hire of professional cleaners and the repair of damage and/or replacement of items. In particular, if you have been given prior approval to bring a dog and to house it outside, you are asked to ensure that, the dog does not scratch or shred doors, door frames and screens, ruin the garden & outdoor furniture.
We wish to facilitate your stay with your Assistance Animal, please contact Management in regards to this.
Please close and/or lock doors, windows and shut the front silver zinc gates upon always driving out when you and your fellow guests are absent from the house, in order to maintain security and to prevent unauthorised entry, rain damage, theft of property etc.
Chalet de la Ruche does not allow smoking inside the Cottage at all. Smoking is allowed under the carport and in outside areas of the properties. If evidence is found of smoking inside a house, Management has the right to charge you a fee for additional cleaning.
- Air conditioning/Lights etc.:
Please turn off air conditioning, lights and appliances before you leave the house. The over-use of electricity is expensive and impacts greatly on the level of prices which we charge.
